Prospective Renter Information

Thank you for your interest in our properties. This page provides important information on the leasing process and how to apply. Of course, if you still have questions after reading this page please feel free to call us at the number above. We'll be happy discuss any details with you.

How to Rent From Us
First, find the property you're interested in via our Search Rentals website page. Then call us or fill out the online contact form to set up a appointment to see the property. You can also call our office for descriptions and brochures of available properties.

Showings
We're generally available for showings from 9:00am to 7:00pm Monday through Friday. Weekend appointments are available if you're unable to visit during the week. If you need to cancel an appointment please call as soon as possible to let us know.

The Application Process
Once you've decided a property is right for you the next step is to fill out an application. Note that you must tour the property prior to completing an application. All units are available in as-is condition only unless otherwise agreed in writing. You can apply in several ways:
  1. We can provide an application form during your showing appointment.
  2. You can fill out the online application form on the website. The online form is available on the property detail sheet that is shown when you search for a property online. Look for the pen icon on the Detail tab that says Apply Now.
  3. You can also download and print a blank form and fill it out from the same area of the website.
  4. Call and we'll mail or fax an application to you.
All adults (over 18) intending to reside at the property must be listed on the application as Applicants. The application fee is $30 per adult. Minors should be listed on the application as additional residents in the Other Information section, not as Applicants. List any co-signers in the Guarantors section of the application. A $30 application fee per co-signer is required even if the co-signer will not be residing at the premises.

Pets are accepted at certain properties only. Not all dog breeds are accepted by property owners and/or city ordinance. Please contact us before submitting an application if you have any questions about your pets. Pet fees vary by property, however there is no fee for verified service animals.

Approval Criteria
We will run a background check on all adult applicants including current and prior employment, credit, past rental history, and criminal records. Your application may be declined for any of the reasons shown below:
  • Omitting or providing misleading information on your rental application
  • A criminal conviction, especially for a felony or serious misdemeanor
  • Breaking a prior lease or leaving while owing money
  • Verifiable monthly household income less than three times the monthly rent
  • Failure to provide references
  • Negative feedback from a prior landlord or reference concerning your payment history, damage to the property beyond normal wear and tear, allowing persons not listed on the lease to reside at the property, reports of any illegal activity, or reports of violence or threats to the landlord or neighbors
  • A history of missed or slow debt payments, collections, bankruptcy, or eviction within the past 36 months.
  • Another qualified applicant submits an application at approximately the same time as you. Although multiple applicants may be approvable for a given property, only one can be approved and it may not be the first applicant who submitted an application.
Two years of residential history and one year of job and income history must be verified using official employer paystubs or tax forms (W2 or 1099). Unemployed applicants must provide proof of income.

We may conditionally approve your application contingent upon you providing a co-signer and/or increasing the security deposit at our sole discretion.

Some homeowner and condominium associations may require a separate application. If so, you must also apply separately and be approved by the association before we will approve your rental application.

Leasing
Once notified of approval, you must pay the entire security deposit and first month's rent within 24 hours to hold the property. Otherwise it will be released back to the open market. Please note that application fees are non-refundable for any reason, including if we decline your application or we approve your application but you do not provide payment of the security deposit within 24 hours of approval.

In addition to the security deposit you must provide the following to take possession of the property:
  • Your driver's license, state ID, or military ID
  • The first full month's rent. If you move in after the 1st of the month your 2nd month's rent will be prorated.
  • Pet fees, if you have pets and they are permitted at the property
  • All initial leasing fees must be paid by cash, money order, certified check or credit card only. No personal checks please.
Move In
Our goal is to make your transition to your new home an easy and happy one. After completion of your lease we will complete a move-in inspection with you to note any issues with the property. We will also provide you with any operational or maintenance instructions that apply to your unit. These items may include how to operate certain appliances, how to operate and maintain the heating and cooling systems, instructions on lawn maintenance and snow removal, and so on. We will also provide a Welcome to the Neighborhood kit that includes information on local schools, shopping, and other attractions.
